The Alir is a spacious 4-bedroom estate, nestled beside a river within the beautiful agricultural belt between Seminyak and Canggu on Bali’s southwest coast. The property comprises a main house and two additional guest houses, together with a gym, a relaxation pavilion and a large swimming pool, set in 2800 square metres of beautiful gardens. An omnipresent quality of the property is the abundance of light and space. The graceful architecture of the main two-storey house blends tropical architecture with contemporary design, traditional Indonesian materials, a shingle roof, and recycled teak and bengkirai hardwood floors. The pool house and guest bungalow are traditional Javanese wooden houses that have been lovingly restored and rebuilt.
The Alir is located just five minutes drive from the rugged Berawa Beach renowned for its world-class surf breaks and legendary sunsets and fifteen minutes drive from the trendy Seminyak area, with its wide choice of internationally acclaimed restaurants, chic cocktail bars, exciting nightclubs, lavish spas and elegant boutiques. Just around the corner from the villa is The Canggu Club; Bali’s first and only international private members club; For horse lovers, the Umalas Equestrian Centre is very close by; and Nirwana Golf Course designed by Greg Norman and renowned as one of the best golf courses in Asia is a twenty-minute drive. The villa is thirty minutes from the international airport, and convenient for all of the island’s main shopping malls and tourist attractions, including Tanah Lot, Bali’s most venerated sea temple.
The open sided living area is located on the ground floor of the main house. Cooled by natural breezes and pendulous ceiling fans, it lends itself to be an ideal entertainment environment, incorporating a modern open plan kitchen and boasting wonderful views of the terraced gardens. This large airy space is furnished with a solid dining table for eight, created from a single piece of wood, and ideal for dinner parties. There is also a comfortable sofa and two chairs, a coffee table, a funky lantern, and local artefacts and artwork. A staircase leads up to a splendid mezzanine with a recycled teakwood floor and a balcony walkway lined with four statuesque urns. A guest washroom, with toilet and washbasin, is located on ground level to one side of the living area.
The well equipped open plan kitchen features glass fronted wall units and a black marble serving counter. It is here that the staff will prepare and serve delicious meals.
Two air-conditioned bedrooms are positioned on the ground floor of the main house. Mirror versions of each other, each is accessed by antique doors and each features a warm wooden floor and latticed sliding doors that are reminiscent of the shoji screens of traditional Japanese architecture; when opened the pool deck and garden appears and the interior becomes one with nature. Each bedroom is furnished with a custom made king size bed and a desk, and each has a walk in wardrobe with cupboards, hanging space and a large mirror. Each en-suite bathroom features a tiled floor, and open air area surrounded by a wall with an indoor-outdoor rainshower, unpolished marble walls, a glass washbasin, a toilet, and a large terrazzo bathtub for soaking up those romantic relaxing interludes.
The air-conditioned cinema room is located at the top of the stairs, to one side of the mezzanine, and accessed by a set of double doors. The room, complete with its soaring roof, is furnished with comfortable cushioned sofas and ottomans, a coffee table and a desk in one corner, it features built-in glass shelving and a floor created from recycled antique timber. This state-of-the-art home theater boasts a huge wall mounted cinema screen, supported by a hi-tech surround sound and music system, and a projector for showing movies and DVDs, in addition to satellite TV channels.
At the far end of the mezzanine, overlooking the Zen bamboo garden is a semi open-air area with a teakwood bar, together with heavy solid wood bar stools, corner seating and a pool table. To one side is a guest washroom with toilet and washbasin.
The pool house rests in an elevated position within the garden. It is accessed by five steps, and characterised by antique teakwood walls and a shingle roof. This enchanting little house is flanked by a raised timber deck, complete with an outdoor bar, a quality sound system, a barbecue area and an outdoor dining table and chairs. Gorgeous antique doors open to reveal a spacious air-conditioned bedroom with an antique teakwood floor, on which rests a custom made king size teak bed, innovative bedside lamps, a large dressing table and a wardrobe under the high, timber-lined roof. Local hand-woven ikat bed linens complete the picture of rustic charm. The semi open air en-suite bathroom features glass shelving, a glass washbasin, rainshower and toilet.
A two storey building at the far end of the garden houses a downstairs air-conditioned gym and meditation room with sliding glass doors and a polished wood floor. A washroom with a shower, toilet and washbasin is positioned to one side. The serene view of the garden, the lagoon, and the water cascade over the Buddha head statue, sets the perfect scene for both physical challenge and self-reflection.
Located above the gym is a fully restored, air-conditioned teak bungalow, accessed by an external flight of stone steps. With its polished concrete floor, pitched roof and white washed timber walls, this delightful bedroom has the feel of a wooden chalet. It is attractively furnished with a king size bed, bedside lamps, table, chair, and a wardrobe. Sliding doors lead on to an ironwood deck complete with a hammock and table for two. Raised high above the garden, the bedroom and deck affords stunning views all over the estate and the surrounding rice fields, and the breezy deck is a particularly delightful place to relax. The en-suite bathroom has a rainshower, a washbasin on a carved washstand, and a toilet. It features unpolished marble brick walls, and skylights in the roof, which let in plenty of natural light.
The enticing 18-metre swimming pool is positioned in front of the main house and is ideal for swimming laps. It utilises an advanced salt water filtration system that is soft on the earth and gentle on the skin. It also incorporates a circular champagne plug pool, adding to the delight of tropical living. For those who enjoy lazing beside the pool, the ironwood pool deck is furnished with traditional sunbeds, in addition to two romantic half moon canopied day beds that offer a shaded option. The expansive terraced gardens are characterised by flat terraced lawns, punctuated by beautiful mature trees. In the far corner is a lagoon ablaze with purple flowering water hyacinths and a waterfall that delivers the tranquillity of a tropical oasis. Set back from the swimming pool is a relaxation pavilion with floor cushions, a low table and a beaded lamp.

The villa was carefully designed in minimalist modern, accented with touches of Balinese elements and selective usage of natural materials. Two semi-separate buildings constitute the main living areas of the villa, separated by an open lawn and swimming pool, and natural Palimanan tiled walkways.
The main building consists of a living area, dining area for 6 people and a kitchen. The living area is adjoining with the master bedroom with a large private ensuite bathroom. The design is dedicated to have true tropical living experience, maximizing enjoyment of soothing breeze against the burning sun.
A cute dining terrace is located to the far left of the structure, allows the guests to have an easy and nice breakfast by the pool. This newly constructed villa hidden way in a side lane in the heart of fashionable Seminyak and Kerobokan.
In this private oasis covering 1500m2 of building and lush tropical gardens and water features, local architects/interior designers Tiga Utama Karya have used local stone, timber and glass to create something unique.
“Villa Samudra Raya” is set in a quiet compound less than 300 meters from the main road in the center of Seminyak, the area between Legian/Seminyak and kerobokan. The international airport is about 15 minutes away.
Many interesting shops are right on the main street near the villa; it’s about 1km to the beach, and a few minutes by car bring you to an increasing number of fashionable restaurants including Café Warisan, Ku de Ta, Hu’u, The Living Room, blossom , La Luciola, Trattoria, Mykonos, etc.
Villa Samudra Raya is elegant in design centering around two large swimming pools with large open spaces surrounding by natural light, tropical gardens and stone fixtures giving the villa a feeling of absolute tranquility.

Villa Banteng comprises two villas (Atas & Bawah), set amid Bali’s famous paddy fields, offering luxury and privacy with the convenience of a fully serviced hotel. Built along the slope of a rice terrace, the villas boast stunning views of the surrounding rice fields, particularly spectacular at sunset.
The villa’s main structure ascends to a high vaulted ceiling and houses a dining area, with the bedrooms sitting on either side so that even the most substantial built elements retains a feeling of openness.
By contrast, the first of the living and entertainment areas has a low peaked roof, a simple day bed and tatami style eating area, with low table and cushions.
Marking the divide between the two villas is a second living space beneath the separate sleeping quarters and adjacent to the pool. Each luxury villa has three ensuite air-conditioned bedrooms, including an exclusively-crafted, Sulawesi-built wooden pavilion on stilts, as well as a large swimming pool, a dining room, lounges and garden.
This open concept, 3 bedroom villa excludes Balinese charm. The main two-floor structure boasts stunning views of the surrounding rice fields from its bedrooms, especially spectacular at sunset. All three bedrooms are elevated, two housed in a two storey building fashioned from local Kerobokan stone and thatch roofing. The third stands alone on stilts and is constructed entirely of timber, a style that recalls the traditional home-building methods of Sulawesi – indeed they were constructed in a Sulawesi timber yard.
The sleeping quarters themselves, however, clearly draw their inspiration from Japan – frames are fitted with fibrous Shoji paper screens, while sliding doors open to reveal a sunken bed facing them to benefit fully from the view. Villa Banteng Atas’s color scheme is earthy-shades of terracotta, deeply varnished hardwood and mottled grey stone.
Villa Bawah was influenced by Sri Lankan architecture. Built on a single level, with myriad (planted and red-brick) gardens, a sunken lounge, and zen area with swing. The swimming pool runs the length of the villa, from the door-step of one bedroom, to a unique Sulawesi-built wooden pavilion.
Villa Bawah is ensconced in the landscape, as though a section of the rice field had been simply rendered inhabitable. The villa is carefully integrated into the surrounding topography, a series of pavilions set on slender wooden columns and clad throughout in creamy terrazzo, it’s neutrality creating a feeling of space and openness.
Despite its very different aesthetic, Villa Bawah shares a similar spatial set up its neighbor, with two bedrooms fanning off to the sides at the villa’s main entrance and another Sulawesi style structure housing the third beroom at the far end of the compound
Subtle feature add to the villa’s character – a wrought iron gate leading to the kitchen gives the feel of colonial garden, while a chess lap pool extends the length of the villa from the master bedroom open the patio doors and you fall straight into it.
Villa Banteng is located in the Kerobokan district, a short 15-minute drive from the tourist Mecca of Kuta/Legian/Seminyak with its trendy bars, restaurants and beaches. It is a 20-minute drive from Nirwana Bali Golf Course, the island’s pre-eminent signature golf course, and 35 minutes from the airport.
